Velux loft rooms
Roof windows in the existing slope when Broadstone or Parkstone head height is already enough. Certified flashing for the tiles on that roof, not a generic kit.
Velux Certified
Loft conversions in Broadstone and Poole start with the roof you have: pitch, head height, and where a stair can land. We are Velux Certified Installers, so a roof-window room is a real option when a dormer would be more building than you need.
Loft-only companies win on package prices. We win when you also need the roof looked at, the stair built properly, and the plaster finished by the same firm. Bournemouth lofts are on loft conversions in Bournemouth. Checkatrade 10/10. Call 07875 488599 or email info@swpc.uk.
Head height at the centre and the edges, joists, tanks, party walls, and the landing below. Many Broadstone roofs are interwar; we measure rather than assume a 1930s semi.
Velux, dormer or neither. Permitted development is likely on many houses and unlikely on flats, conservation areas and schemes that exceed volume limits. The quote states the programme.
Strengthening and either windows or a dormer, made weather-tight as fast as the build allows. If the covering is failing, roof repairs belong on the same scaffold.
Plaster, electrics, insulation and decoration so the room is usable. We do not hand over a boarded shell and call it a bedroom.
Roof windows in the existing slope when Broadstone or Parkstone head height is already enough. Certified flashing for the tiles on that roof, not a generic kit.
Added standing height where a window-only room would feel cramped. Rear dormers are the usual conversation; a hip-to-gable is only offered when the roof and the rules allow it.
Floor strengthening, a stair that does not delete the bedroom below, and the fire doors and detection a habitable room needs.
A bathroom in the loft is priced when the soil run and the head height work. If they do not, we will not draw one in to win the job.
Broadstone’s interwar and mid-century houses are why this page exists. Pitches are often enough for a proper room. Hips get people hoping for a gable that the street, the volume limits or the structure will not support. We say what that roof will allow, including when a Velux layout is the honest scheme and a dormer would only buy unused floor area at the edges. Parkstone and the family houses towards Poole harbour are the same survey: head height and the stair matter more than the postcode on the van.
We will not race loft factories on a “cheapest loft in Bournemouth” package. If that is the search, we are the wrong firm. If you want a certified roof window, a stair that works, and a builder who is still there for the roof and the decoration, that is the job. The named loft on our projects page is in Westbourne, not Broadstone — same team, same standard, and we will not invent a Broadstone case study we have not published.
Planning: many loft conversions on houses are permitted development. Conservation areas, listed buildings, flats, front dormers and jobs over the volume limit often are not. Building regulations cover structure, stairs, insulation and fire safety regardless. An en suite adds plumbing and waterproofing and is the item most likely to move the price once the room size is fixed. Living below the works is normal; living with an open ceiling and no dust plan is not. We agree that before we cut.
The window flashing, the tired tiles around it, the ceiling in the room below, and the decoration are often separate bookings. Because we are Velux Certified Installers and we repair roofs, those stay in one visit when they should. Velux roof windows are specified for the covering. If the loft cannot give you the bedroom and the garden can, house extensions in Poole is the other way to gain a room.
Christchurch, Ferndown and Ringwood lofts are still taken by this team and described on the Bournemouth loft page. This URL stays on Broadstone and Poole so it is useful to someone in those houses, not a copy with the town name changed.
On a Broadstone semi the decision is usually made in the middle of the roof, not at the eaves. If you can stand in the centre and the edges are only storage, a Velux layout often gives a bedroom you will use. If the centre is already tight, a dormer is the conversation, and we measure before we draw one. The stair is the other half of that decision. A stair that lands in the middle of a bedroom below, or that needs a hallway the house does not have, is a reason to stop. We would rather say that on the survey than after the ceiling is open.
Fire safety is building regulations, not an optional extra: detection, doors on the escape route, and a floor that can carry a room. Insulation has to keep the room usable in January without trapping moisture in the roof. Because we are Velux Certified Installers, a roof window is flashed with the kit that matches the tiles, including the older concrete or clay still on interwar Poole roofs. If the covering is failing, repairing it on the same scaffold is usually the sensible visit — that work sits with roof repairs, not a second firm after we leave.
The loft we can show you on the projects page is in Westbourne. Use it as the finish standard. Do not treat it as a Broadstone case study we have not written up. If the roof will not make a room you can live in, a Poole extension is the other way to gain a bedroom, and we will say so rather than force a conversion.
Interwar and mid-century roofs, often hipped. We survey head height before recommending a dormer. A Velux room is frequently the right scheme.
Older Poole houses with varied pitches and stairs that have to land in a small hallway. Party walls and chimney stacks get checked, not ignored.
Towards the harbour and Canford Cliffs the specification and access change. The survey questions do not: height, stair, fire route, covering.
Winton and Charminster semis are on the main loft page. Use that if the house is not in Poole. The Westbourne project shows the finished standard.
The finished loft on the projects page is in Westbourne: roof windows, insulation and a room that reads as a storey. Broadstone and Poole surveys are held to that standard. More openings are in the gallery.
Bournemouth loft conversions, including Winton, Charminster and Westbourne.
Velux Certified roof windows, including when the loft is not a full conversion.
Repair the covering while the scaffold is up.
A Poole extension when the roof cannot give you the room.
Ryan and his team were excellent. They were always keeping me up to date with the build. The work was done on time and to a very high quality.
The team worked on our property for 11 weeks, replacing two roofs, repointing and rebuilding damaged exterior brickwork. They have literally breathed new life into a classic Edwardian era building.
Ryan was great at mobilising the teams and coordinating the works and was also hands on with the big jobs. We can highly recommend him as trustworthy, reliable and honest.

Yes. Broadstone and the rest of Poole, including Parkstone. Dormer and Velux schemes, chosen after a head-height survey.
Yes. SW Property Care are Velux Certified Installers. Roof windows are flashed to the covering on your roof.
Many house lofts are permitted development. Flats, conservation areas, listed buildings, front dormers and larger volumes often are not. We advise on the property.
A roof-window room without a bathroom is shorter than a dormer with an en suite. Cost follows steel, the stair, fire protection, windows or dormer construction, and any bathroom. The quote includes the programme. We do not publish a package “from” price.
Usually, with dust protection and a plan for the days the ceiling is open. We agree how you reach the bathroom downstairs before we start.
Yes. If the head height or the stair will not make a room you can use, we say so and talk about a Poole extension instead. Call 07875 488599 or email info@swpc.uk.
