Planned visits
A written list before winter and between tenancies: gutters, roof, exterior wood, and the item that will fail if it waits for the inventory.
One account contact
Landlord property maintenance is planned visits and reactive repairs for rented houses, with one accountable builder. SW Property Care looks after small portfolios and individual lets in Poole and Bournemouth — roofs, gutters, plaster, decorating, and qualified plumbing or electrical repairs when they belong in the job.
We are not an HMO developer and we do not sell boiler safety certificates as a product on their own. Homeowners who want the same trades are on property maintenance. Checkatrade 10/10. Call or WhatsApp 07875 488599, or email info@swpc.uk.
How many properties, where they are, and whether you want a one-off or a repeat visit. Agents tell us who holds the key.
A scope an agent can send to a landlord: what is in, what is out, and how long an empty house needs.
Occupied lets are scheduled around access. Empty homes move faster. The place is left tidy enough for the next viewing when that was the brief.
What we did, and what should be planned next. Ryan is the usual contact. Communication is the part clients score us on.
A written list before winter and between tenancies: gutters, roof, exterior wood, and the item that will fail if it waits for the inventory.
Leaks, a soft floor after water, a door that will not shut, plaster a tenant has reported. We make it safe, then quote the lasting repair if the first visit is only a stop-gap.
Voids are easier to programme. We still quote real days. Kitchens, bathrooms and decoration that have become a refurb are priced as a refurb, not hidden inside a day rate.
Roofing, general building repairs, decorating, and specialists for plumbing and electrics. You are not running a WhatsApp group of strangers.
Reactive work is the call when something has already failed: a ceiling stain, a gutter into the fascia, a bath leak into the joists. We attend when we can. We are not a 24-hour call centre, and we will say quickly if we cannot get there. Planned maintenance is the same skills on purpose, so the Friday call happens less often. A small portfolio in Poole and Bournemouth can share a visit rhythm — before winter, and before a tenancy change — without a vague retainer that has no list attached.
What changes the price is access, whether someone is living there, how many trades the fault needs, and whether the cause is still active. A gutter clear is not priced like a scaffold and a valley. A void with no furniture is quicker than a lived-in flat where floors must be protected and a bathroom kept working. End-of-tenancy decorating is in scope when the walls are sound. If the walls are not sound, that is a repair first.
We do not convert houses into HMOs, and we do not market ourselves as a developer of rooms to let. If that is the project, you need a different firm. We also do not offer standalone gas-safety contracts or an annual boiler service as the reason to call. Heating work that sits inside a repair or a refurbishment can be discussed; a certificate with no other building work is not why this page exists.
Poole demand is often Parkstone rentals and Broadstone family lets: a leak, a section of repointing, decoration between tenants, a roof that should be looked at before the next inventory. Bournemouth adds period houses in Westbourne and Southbourne, converted flats where access has to be agreed with whoever has the key, and Winton semis with gutters and exterior joinery that coastal weather opens up. Christchurch, Ferndown and Ringwood lets are covered by the same team when the job is real building maintenance rather than a five-minute handyman list.
Light commercial buildings — a shop, studio or small office — are described on the main maintenance and repairs pages. This page stays with landlords and agents. If the unit is ordinary building fabric, ask, and we will say if it fits. We are not a facilities contractor.
Turnarounds that have become a kitchen, a bathroom and new floors are property refurbishments. A roof that is the whole job is roof repairs and building maintenance. Keeping those links honest stops a maintenance visit being priced as if it were a renovation, or the other way round.
A planned visit is a written list, not a retainer with nothing attached. For a typical Poole or Bournemouth let that list is often gutters and downpipes, the roof slope you can see from the ground and anything that needs a closer look, exterior wood and render that coastal weather opens, and the internal item the last tenant or the inventory already flagged. We price that list. We do not turn up and invent work to fill a day.
Between tenancies the list gets longer if the property is empty: decoration where the walls are sound, doors and ironmongery, flooring that has failed, and a check that the bathroom and kitchen are not hiding a leak. If the void has become a new kitchen or bathroom, we price a refurbishment and say so. Occupied repairs are booked around access the agent can actually provide. We are not on a 24-hour rota, and we will say quickly if the date does not fit.
Agents get one contact, usually Ryan, on 07875 488599 or info@swpc.uk. A photo of the defect helps us decide whether the first visit is a repair or only a look. We still do not convert houses into HMOs, and we still do not sell a gas certificate or a boiler service on its own. Homeowners who want the same trades, without a tenancy, use the main property maintenance page.
Parkstone and Broadstone lets, plus harbour-side houses where access and older roofs need a proper look. Agents usually want one builder for the job that is too real for a handyman.
Westbourne, Southbourne, Boscombe and Winton. Converted flats mean we agree the key and the hours before we arrive.
Highcliffe and Mudeford exteriors: roofline, render and decorating cycles on lets that take the weather.
Family lets and the western edge of the patch. A tiny job a long way out may not justify the trip, and we will say so.
Andrew’s Checkatrade note — several projects, fair, and back again — is the pattern agents are buying. Finished repair and roof photos are on the projects page and in the gallery. We do not invent a letting-agency case study.
Homeowner and landlord maintenance on one page, if the brief is mixed.
Plaster, brickwork, floors and making-good.
Leaks, tiles and gutters before the ceiling is repaired.
When a void has become a kitchen, bathroom and decoration programme.
Ryan and his team were excellent. They were always keeping me up to date with the build. The work was done on time and to a very high quality.
The team worked on our property for 11 weeks, replacing two roofs, repointing and rebuilding damaged exterior brickwork. They have literally breathed new life into a classic Edwardian era building.
Ryan was great at mobilising the teams and coordinating the works and was also hands on with the big jobs. We can highly recommend him as trustworthy, reliable and honest.

Yes. Landlords and letting agents, planned visits and reactive repairs, including empty homes between tenancies. Christchurch, Ferndown and Ringwood as well when the job fits.
No. We maintain and repair rented houses. We do not position ourselves as an HMO developer or a house-to-rooms converter.
No. Boiler servicing is not a core product. Plumbing and heating that sit inside a repair or refurbishment can be arranged with qualified people. Ask, and we will be straight.
Tell us the date and the key arrangements when you enquire. Empty homes move faster than occupied ones. We quote the days we can actually achieve.
After we know the fault, the access and whether the building is occupied. Planned rounds are a written list, not an open day-rate.
Usually Ryan. Call or WhatsApp 07875 488599, or email info@swpc.uk. A photo of the defect helps us say if we should visit.
